Sugar House is one of the most consistently in-demand pockets of Salt Lake City, anchored by Sugar House Park and a commercial strip along 1100 East and 2100 South that has filled in with restaurants, shops, and new residential construction over the last decade.

What Sugar House is like

Sugar House is a little south and a little east of downtown, maybe 10 to 15 minutes on the city streets. It’s vibrant, with a lot of culture and more local shops. Sugar House Park is a really big park, and they do fireworks there. Trader Joe’s is here too, and a lot of people like to go there.

It sits right off I-80, so if you’re heading up to Park City, you’re right on the freeway.

Older homes, remodeled

There are lots of older homes here with character. What we’re seeing is people buying simple older homes and Tudor-style homes and remodeling them.

I’d say a good home in Sugar House is going to be between $700,000 and $1.5 million, and obviously it goes up and down from there.

What Sugar House buyers are choosing between

The housing stock mixes early-1900s bungalows on the older streets with newer condos and townhomes closer to the business district. Those are different products at different price points, and they attract different buyers.

Walkability to the park and to the shops along 2100 South is part of what people are paying for here, so proximity to that corridor matters more in Sugar House than in a less walkable part of the city.

Selling in Sugar House

An older bungalow here competes on character and lot, not on square footage alone. I price from what is actually closing on your specific block, not a Salt Lake City-wide number that blends the east bench with the west side.

If you are deciding between updating before you list or pricing as-is, that decision looks different in Sugar House than it does even a mile away — talk to me before you spend on prep.
