The estimates online are built from public record, so they miss most of what makes your house different from the one down the block. A real valuation starts with the sales that actually compare to yours, then adjusts for what you have that they did not. That is what you get here, free, with no obligation to list.
When you need a home valuation
The obvious time is when you are thinking about selling. But most of the valuations I do are for people who are not sure yet, and that is exactly when the number is most useful.
It is also worth doing if you are deciding whether to remodel or move, refinancing and want a sanity check before the appraisal, settling an estate, splitting assets, or pulling equity out. If someone has told you what your home is worth and it did not sound right, get a second read.
Waiting does not cost you anything, but guessing does. Sellers who list on a guess are the ones who end up reducing twice.
How the valuation works
Send me the address and anything you think matters, updates you have done, the year the roof went on, whether the basement finish was permitted. That last one moves the number more often than people expect.
I pull the recent sales that genuinely compare, usually within a few streets rather than a few miles, and I adjust for lot, view, condition, and finish level. If your home has something the comparables do not, it gets credit for it. If it needs work they did not, that comes off.
You get a range back within two business days, along with the sales I used and why. If you want to talk it through, we talk. If you want to sit on it for a year, that is fine too.
