You have been watching listings for weeks, maybe written an offer or two, and you are starting to wonder whether you are reading this market correctly. What buyers run into here

Resale inventory in Davis County stays tight, which pushes more buyers toward new construction on the west side than they expected when they started looking. That is often a good move, but the builder's contract is not the standard state form, and the person in the model home works for the builder, not for you.

The ground matters too. Climb east toward the bench and the lots get bigger and the views open up, but some of that ground has a history worth reading before you write an offer. The Utah Geologic Hazards Portal will show you what is mapped under a specific address, and I will pull it for any house you are serious about. Secondary water runs on its own schedule here, older homes have their own quirks, and none of that shows up in listing photos.
