Common Questions
What do you charge to sell my home?
Commission is negotiable and always agreed in writing before the home goes on the market. There is no set rate in Utah, and anyone who tells you otherwise is wrong. I will walk you through what is included, what the buyer’s side typically looks like, and what you would net at a few different sale prices, before you sign anything.
Does the free valuation cost anything, or obligate me to list?
No to both. You send me the address, I pull the recent comparable sales on your street and account for what is actually different about your home, and you get a range back within two business days. Plenty of people use it to decide not to sell yet, and that is a fine outcome.
How accurate are the online estimates?
They work from public record, so they miss the things that move your price the most. They do not know your lot backs the bench, or that your basement finish is permitted and your neighbor’s is not, or that three of the last four sales on your street were fully renovated. Use them as a starting point, not a number.
What does it cost me to work with you as a buyer?
We will put the terms in writing before we tour anything, so you know exactly what you would owe and in what circumstances. Buyer compensation changed industry-wide and is now negotiated openly rather than assumed. I will explain how it works in your specific transaction before you commit to anything.
How do I find out which school a specific address is zoned for?
Boundaries are set by the district, not by me, and they can split between adjacent streets. Look the exact address up through the Davis School District boundary maps, or send it to me and I will pull the current boundary and the district’s notice of any pending change. I will give you the factual boundary for an address and let you evaluate the schools yourself.
I am relocating from out of state and cannot tour in person. Can that work?
Yes, and a good share of my buyers start that way. I do walkthrough video with the camera on the things listing photos leave out, grade and drainage, road noise, the actual commute at the hour you would drive it, and I can hold your place with a well-structured offer while you get here.
