Bountiful is Davis County’s largest city and its most established, with housing stock running from the 1950s through the 1970s, mature trees, and a bench that climbs to some of the best views on the Wasatch Front. The bench premium, and what comes with it

Climb east from Orchard Drive toward Bountiful Boulevard and the lots get bigger, the views open across the valley to the Great Salt Lake, and the prices follow. Val Verda, Ward Canyon, and the streets running toward the Mueller Park trailhead are where the county’s view premium concentrates.

Updated versus original

A 1960s home that has had its systems replaced and a 1960s home that has not can list within a few thousand dollars of each other and appraise very differently. Buyers here should be pricing the work, not the paint.
