Buying a rental here is a different exercise from buying a home. The house that feels best to walk through is frequently not the one that returns the most, and the one that pencils is often plainer than you pictured. I will run the numbers with you honestly, including the ones that say do not buy this.

When a Davis County rental makes sense

When you have the reserves to carry a vacancy and a repair in the same year without stress. That is the real qualifier, more than the down payment.

It also makes sense if you are moving and considering keeping your current home as a rental instead of selling. That decision deserves actual math, because sometimes the equity is worth more redeployed.

The situation to be careful about is buying on appreciation alone. Appreciation here has been good, but a property that loses money every month while you wait for it is a bet, not an investment.

How I evaluate an investment property

We start with realistic rent, not optimistic rent. I look at what comparable units in that specific area are actually leasing for right now, not what the listing claims is possible.

Then the real expenses go in: taxes, insurance, vacancy, maintenance, and management if you are not doing it yourself. Plenty of properties look good until vacancy and maintenance are in the spreadsheet, which is exactly why they belong there.

I also check what you are allowed to do with it. Rules on accessory apartments and short-term rentals vary by city here, and an income assumption that is not permitted is not income. If the numbers do not work, I will tell you before you write.

What investment property costs here

Financing is the main difference. Investment loans generally require more down and carry a higher rate than a primary residence, which changes what a property has to rent for to work.

Budget for turnover between tenants and for the repairs a rental generates that an owner-occupied home does not. My compensation is agreed in writing before we start looking, and I will give you the honest read on a deal even when the honest read costs me the sale.
