Farmington is really three markets wearing one city name. The historic core near the old county buildings, the newer construction climbing the east bench, and the density that grew up around Station Park and the FrontRunner stop each attract a different buyer and price on a different logic.
Which Farmington are you buying?
The historic core trades on character and lot size, and the homes there carry the maintenance profile you would expect from their age. The east bench is newer, larger, and priced on views and finish level.
Around Station Park you are paying for access, to the shopping, the freeway, and the commuter rail. That access holds value well, but it is a different product from a half-acre on the bench.
What to check before you write
On the bench, pull the mapped geology for the address. Farmington has creek drainages that matter to specific lots and not at all to the ones next door.
Sellers here often underprice the core and overprice the bench, because they are comparing against the wrong half of their own city.
