Moving to Utah from out of state means making a large decision about a place you have mostly seen in photos. Listing photos are taken to sell a house, so they leave things out, and the things they leave out are usually what you would notice on day one. My job is to be your eyes, honestly, including when the answer is that this one is not worth your offer.

When to start a relocation search

Start talking to me two to three months out if you can. Not to write offers, but to learn the geography, because the map here is not intuitive from a distance.

Davis County reads as one place online and behaves as a dozen. Commute times vary more by which side of I-15 you are on than by mileage. The bench and the valley floor are different housing markets. Getting that straight early saves you from falling in love with the wrong area.

How a remote purchase works

I tour on video and I point the camera at what the photos avoided: the grade and drainage, the neighbor's view into the yard, the road noise, the condition of the mechanicals. You get the walkthrough the same day, not an edited highlight reel.

I will drive the commute at the hour you would actually drive it and tell you what it really takes. For anything on the bench I pull the mapped geology for the address before you write.

When you find it, we write an offer with the right inspection protections so you are not committed sight-unseen without an exit. I attend the inspection on your behalf and send you video of anything the inspector flags. Most of my relocation clients see the house in person for the first time at the final walkthrough.

What relocating here costs

The purchase costs are the same as for a local buyer: inspection, appraisal, and closing costs on top of your down payment. I will give you realistic numbers for your price range up front.

What varies is timing. If you need to close before you arrive, or need a rent-back from the seller to line up your move, those are negotiable terms and I will build them into the offer. My compensation is agreed in writing before we tour anything.
