Buying your first home means making large decisions with information you have never had to use before. Most first-time buyers I work with are not worried about picking the wrong house. They are worried about missing something in the paperwork that costs them later. That is a reasonable thing to worry about, and it is most of what I am here for.
When to start talking to an agent
Earlier than most people think. Talk to me before you talk to a lender, not after, because the order changes what options you see.
Signs you are ready to start the conversation: you have steady income and some savings, your rent is climbing, or you have simply started looking at listings on your phone at night. None of that commits you to buying.
The main reason not to wait is that the useful part of this process is the part before you find a house. Once you find one you love, you have days, not weeks, to get everything right.
How buying your first home works
First we talk about what you can actually spend, which is usually different from what you get approved for. Then I connect you with a lender if you need one, and you get pre-approved so your offer is taken seriously.
We tour homes and I tell you what I see, including the things that would make me walk. When you find one, we write the offer together and I explain every line of it, what your deadlines are, what your earnest money is doing, and what happens if you back out.
Then comes the inspection, which almost always finds something. I will tell you which items are normal for a home of that age here and which are worth renegotiating or walking over. Closing usually lands about thirty to forty-five days from an accepted offer.
What it costs a first-time buyer in Centerville
